COLD SHOWER THIS MORNING? LET'S FIX THAT TODAY.
Most water heater calls are one of three things: it stopped heating, it is leaking, or it is old enough that you are deciding whether to fix it or replace it. We will tell you honestly which one you are looking at. If a small repair buys you five more good years, we will say so. If the tank is rusted through and you are throwing money at it, we will say that too.
EVERY WATER HEATER SERVICE, UNDER ONE ROOF
One licensed contractor for the whole building, so you are not coordinating three vendors to close out one repair.
Water Heater Repair
Pilot lights, igniters, thermocouples, elements, thermostats, gas valves and T&P valves. We diagnose the actual failure instead of replacing parts until something works.
Tank Replacement
40, 50, 75 and 100 gallon gas and electric units, sized to your real hot water demand, with proper venting, seismic strapping and a new drain pan.
Tankless Installation
Endless hot water in a much smaller footprint, sized to your fixture count rather than to a brochure.
Tankless Descaling & Tank Flushing
Hard water is what kills water heaters here. Annual service keeps the unit efficient and the warranty intact.
Recirculation Pumps
If it takes 90 seconds to get hot water at the far bathroom, a recirculation pump fixes it.
Expansion Tanks, T&P Valves & Seismic Strapping
The code items that get skipped on cheap installs and fail an inspection.
Commercial Water Heaters
High-demand systems for restaurants, salons, offices and multi-unit buildings.
Emergency Replacement
Leaking tank, flooded garage, a rental you have to turn around. We stock common sizes.
TANK OR TANKLESS? THE HONEST ANSWER.
There is no universally right answer, only a right answer for your house and your gas line. A tank is usually right if you need hot water back today, your existing gas line and venting already support it, or you may not be in the home long enough to earn back an upgrade. Tankless is usually right if you run out of hot water, want the garage space back, or are already opening up the space for a remodel.
The part homeowners are rarely told: a tankless conversion often needs a larger gas line and new venting, and that is real work, not a swap. We price both options honestly – including the option where we tell you your current heater has years left and you should keep it.
SIGNS YOUR WATER HEATER IS ABOUT TO GO
- Rusty or discolored hot water - rust in the water means rust in the tank
- Popping or rumbling - sediment boiling under the burner, catchable early with a flush
- Water pooling around the base - a tank that is weeping does not get better
- Hot water running out faster than it used to - sediment eating your usable capacity
- The unit is 10 to 15 years old - most tank heaters are on borrowed time past that, especially on Bay Area water

WATER HEATER FAQ
How long does a water heater last?
A tank unit typically runs 10 to 15 years, and tankless systems commonly last longer with regular descaling. Bay Area hard water shortens both, which is why annual service matters more here.
Should I repair it or replace it?
Rough rule: under 8 years old with a failed valve, thermostat, element or igniter, repair it. Past 10 years, leaking from the tank itself, or on its second major repair, replace it. We give you both numbers and let you decide.
Do I need a permit to replace a water heater?
In most Bay Area cities, yes, because of the gas, venting and seismic strapping requirements. We pull the permit and handle the inspection. An unpermitted install becomes a real problem when you sell the house.
Can you replace it the same day?
Often, yes. We stock common sizes. Tankless conversions take longer because of gas line and venting work.
My water heater is leaking. What do I do right now?
Shut off the cold water supply valve at the top of the heater, then the gas valve or the breaker, then call (408) 545-8808. Do not wait it out.
